What is Subject 2?
Subject 2 is a creative way to purchase a property in which the buyer simply steps into the shoes of the seller not obligating their credit or DTI to the debt.
How do I qualify?
With Subject 2 there is no qualification process. The mortgage is already in place.
How Do You Vet Potential deals?
Using our systems and processes to eliminate mistakes commonly made by investors we have automated underwriting process using proven historical deals.
How Does The 120-Day Liquidity Option Work?
The liquidity option allows you to request your investment out of the fund with no penalty after 30 days following the investment. Your request could be for the entire amount or a portion of it and should be sent 90 days prior to the requested withdrawal.

With Subject 2 you can take advantage of existing debt and discounts for accepting title as is.
When Can I Start Earning My Returns?
Once you sign PPM documents, you will wire your funds to our investment portal until it is placed into a loan. It could take up to 4-6 weeks to place your capital into the fund before you start earning interest.
Can I Take Out Monthly Distributions Without Compounding My Returns?
Yes, you can. Upon signing PPM documents, you'll be able to specify whether you would like a monthly distribution sent via ACH each month or if you'd like to compound your returns.
What Happens If A Loan Defaults?
All property is secured by liens and or title, we have the choice of multiple exit strategies, right of replacement or foreclosure.
