Leaving Your 9-5 Job E-Book

I’ve decided to create another e-book that will be completely different from my first one Subject2 Investing. I’ve asked my email subscribers as a special treat to help me come up with a list of favorable titles to have tested so if you want to be involved, simply go to the right of this post and subscribe via email. There will be some cool stuff just in it for you just for participating.

One of the biggest hurdles we all face is most of us have or had a 9-5 J.O.B. Most of my requests for information regarding real estate investing relate to how to do it while having a job. I certainly feel I am overly qualified regarding this topic considering I spent many years working 12hr days driving a tow truck while building my business.

This book will not only discuss real estate investing of course, but also, creating, maintaining and building a business while working a 9-5 job until you can ultimately leave that 9-5 job. The tools, resources and in-depth tutorials I will assure you can and will apply to many different businesses if real estate isn’t your thing.

Don’t worry though, this wont’ be another one of those, how to make a million bucks selling an e-book that is nothing more than a vague ripoff of some other e-book saying the same damn thing. It will be unique, informative, instructional and I will hold myself accountable for it.

So, why am I telling you all this?

I can sure use your help! See, I know most of you are still working a 9-5. This was concreted by the flood of emails I instantly received as soon as I sent out that email to my subscribers telling me they thought this was a great idea because they too, are working 9-5 and would love to get the e-book(and I haven’t even created it yet). Again, thank you to those that are helping with coming up with a list of possible titles. My sincerest appreciation.

  • What a great topic. The book should be called, "How to escape the rat race without getting divorced, fired, or disowned by your kids". Those of you with families know what I'm talking about. I have very little sympathy for single people that say they have no time to pursue their interests.

    I almost quit my job three years ago to turn my rehabbing business into a full time career. A good (and smart) friend of mine convinced me to save up over a year's worth of living expenses before quitting my full-time job just in case the real estate market turned for the worse. Obviously everyone knows what happened next. The market tanked and I couldn't sell any of my properties.

    I didn't have a lot of money saved up when I was considering quitting my job because we were too busy having fun with the extra cash flow. I'm glad I didn't quit because that turned out to be the toughest year I ever had, sitting on inventory starting to look for tenants. Since then, I've readjusted my strategy and things are well again.

    I would like to see your e-book discuss how much in reserves and/or contingency plans one should have before dropping their regular paycheck. With new government legislation coming out weekly on how to save our economy, you never know if the next law passed will turn someone's bread and butter paycheck upside down. History shows this has happened before. I also agree with strugglinginvestor's comments on having a discussion on time management.

  • Amazing comment Chris! I personally thank you for taking the time to do so. This is exactly why I think this book will be a success because so many need a book like this.

    I'm an avid believer that you need to change your spending habits and reduce the amount of unnecessary debt if you're going to succeed. Having not only a sustainable cash flowing 'Business' (regardless of what the business is) and a reserves is vital and even more important is having a solid plan in place.

  • Thanks for the kind words Nick. Another topic I feel should be covered in your e-book is a reminder to stop and smell the roses along the journey to financial independence. I personally have to keep reminding myself of the saying that "Life is a journey and not a destination".

    Trying to leave your 9-5 job will require many hours of work outside of your full time job, which can put a great strain on your family if you do not consciously make time for them in your schedule. Tim Ferris has some great tips on how to simplify this process in the 4-hr Work Week.

    Jack Welch, in his book, Winning, ironically has a section about work and home life balance. It's the shortest chapter in the book and he basically says "don't ask me, I got divorced and never spent any time with my family during my reign at GE". What a role model.

    Jack had a twitter post 10 days ago that said the following "Setting up new home office. Surprised to find how much more photos of family +friends mean than work memorabilia + magazine covers." I asked him if he ever regretted all the long hours he put in while guiding GE to greatness. He never responded - don't know if he even read my message.

    I try to maintain that balance, but I can honestly say I haven't done a great job with it. While lying on your death bed, no one has ever said, "I wish I put in some longer hrs at work!"
  • Great response Chris, I appreciate the thought out comment. Balancing your time is important. I believe it can be though. I know that most people spend a lot of time 'not' working while at work. I'm hoping people will learn to maximize that along with setting some time apart(even if it's after the kids are bed) for at least one hour a night to build their business until they can supplement their income.

    The worst thing anyone can do is live day to day, paycheck to paycheck thinking their job isn't going anywhere and their future is secure.
  • Agreed. It's definitely possible to balance. I get quite a bit done during lunch breaks and while my kids are sleeping.
  • Amen Chris! I heard about that chapter in Jack Welch's book....I've heard similar things about Sam Walton as well.
  • Eric, there are many wannabe investors out there. Many of them can talk a big talk, but never do anything. So I can see how the wall is up quickly. Before you say such remarks about someone however, do your homework on that person. That way, you can comment from a position of strength and not weakness! I know Nick personally and can tell anyone that he is the real deal!

    This topic is a huge one in my life and think it's an important one to explore. Let me answer your two questions...Why I haven't left my job yet. I feel I can handle a 9 to 5 Job as i'm getting my investing career off the ground. It's good to know you have money coming in and I'm not forced into becoming a motivated buyer. Man that sounds like an excuse doesn't it? When it comes down to it, my wife is the reason. She loves security and I love her so I stick with the JOB until I can prove to her that Investing can work.

    What should you cover in the eBook? You should definitely provide a schedule for someone who works full time. Like making phone calls at lunch or setting up appointments Saturday morning. Another idea would be to discuss also how you work your out-of-work lilfe and real estate. The problem I find sometimes is that I only have so much time that I'm not working, how do I fit in Family, friends, chores and real estate investing into my free time? must I give up one of those things? It's a tougher scenario then just JOB and REI because there is alot more at stake, you know what I mean?

    Well, those are my thoughts. Great idea for an ebook Nick, looking forward to seeing it.

  • Eric - I can't tell you how much this actually makes me laugh. That is mostly because Nick actually has some issues with information marketers... But mostly because he really just loves to talk about what he does and help other folks that want to learn what he is doing. I don't think he really tries very hard at all to actually make money from helping other people when he could and probably should!! He is first and foremost a real estate investor I assure you.

    Eric, I can assure you that you are most certainly barking up the wrong tree. Nick is first and foremost a real estate investor - and a very successful one at that. Why, then, should he not share that knowledge and experience?

    Quitting your job is scary, especially if you're supporting a family. I would think the e-book would need to give people some reassurance to know that they can make it without the security of a regular job. The title should obviously be... The Unhappy 9-5 e-book. How To Be Successful and Happy On Your Own Terms.
  • I agree with LeJon this is an interesting topic, and one a lot of people trying to transition into being a full-time investor would be interested in. I know I am.

    One of the things (there are several!) that is holding me back is I haven't made any cash in real estate yet. The biggest challenges I face is not having the time, and not being able to answer calls at the 9-to-5.
  • I have not walked away from my job because I have not been involved in the deals the match my income. Its nothing HUGE. This would be a interesting topic I believe we all would like addressed.
